Your latest annual mortgage statement is all I need. Under BC's new Mortgage Services Act, I must confirm in writing that I'm acting for you, not a lender, before I can give you advice. It's one quick e-signature, and it means I'm legally required to act in your best interests. It doesn't commit you to anything: no cost, no obligation to switch or refinance, and you're never required to work only with me.
2. I analyze your mortgage.
Your rate, your lender's penalty rules, your renewal date, and how it all compares with today's market.
3. You hear from me when it matters.
Regular check-ins, plus a heads-up well before your renewal, so you're never stuck signing whatever letter your bank sends.

Why a lower rate isn't the whole story
Mortgage penalties vary enormously between lenders. Some calculate penalties using their posted rates, which can make breaking a mortgage far more expensive than people expect.
Did your bank tell you that you got a rate discount? It may make your penalty much larger than you think. Radar checks.
Radar factors in your lender's actual penalty rules, so every recommendation reflects your real cost, not just the rate.

Is it really free?
Yes. There's no cost and no obligation. If a switch ever makes sense, I'll show you the numbers and you decide.
Why do I need to sign a form?
BC's new Mortgage Services Act requires mortgage brokers to formally establish a client relationship before giving advice. The form (Form 1A) confirms that I represent you, not a lender, and sets out the duties I owe you, including acting in your best interests. It doesn't commit you to switching, refinancing, or using my services for anything else.
Do I have to switch my mortgage?
No. Many Radar members never switch, because their current mortgage is the right one. Radar is there so you know.
My mortgage is with a big bank. Does that matter?
It can matter a lot. Several big banks calculate penalties using posted rates, which can make breaking a mortgage expensive. Radar accounts for this.
I can't find my annual statement.
No problem. Fill in the basic details on the form instead (lender, balance, rate, and renewal date), and you can send your statement later.
